Building Services Associate Director (Rail Specialist) - London - to � 95k plus package. One of the UKand#39;s fastest growing MEP consultancies is seeking a Building services Associate Director to help them set up, run and grow a new rail division within their business. My client already has won and delivered projects within the rail sector and they are hungry to find a hungry individual who has the track record within Building Services and more importantly the rail sector. You will need to have a superb understanding of who the main players are in the market both clients and contractors, you will also need to be up to speed with all current rail projects and have the contacts and capability to go out and win new business. This job will give you the opportunity to run your own P+L and grow something special within one of Londonand#39;s best MEP consultancies. You should have at least 10 years of similar work experience within the MEP Rail sector and a degre.chartered status is preferred. The primary objectives are; andbull; Identify new business opportunities and secure new clients. This should include but not limited to, MEP Commissioning, Design, Asset Management and Documentation Management. andbull; Be abreast of the Rail Sectors strategic direction and form a 3-year plan to secure progressive business with current and new clients. This should include any new initiatives. andbull; Have a thorough understanding of the Rail Sector MEP standards and governance. Specifically focused on MEP Commissioning, Design, Asset Management, Documentation and any new initiatives. andbull; Ensure current projects are delivered to profit and cash targets and meet client expectations. andbull; Identify, interview and recruit new engineer.technicians to deliverer projects. Further objectives To ensure projects are commercial assured and operationally efficient. Meaning that contracts have been commercially vetted and approved and individual projects are contractually managed against our agreed scope of works. During delivery make sure they also meet margin and cash flow expectations. To assist in developing and implementing an innovative strategy, focusing on new clients and segments within the rail sector. To ensure that andbull; Profitable business growth is maintained and improved as targets may dictate. andbull; Project commercial planning and execution is diligently and accurately undertaken The job job candidate has accountcapability, responsibility and ownership for the Rail sector aspects of the business in its delivery of the following criteria:
andbull; Cash flow andbull; Maximising turnover opportunities andbull; Margin andbull; Project delivery job duties Strategic Management andbull; Development with your line manager the strategic direction the company takes in pursuit of rail sector business. andbull; Development and implementation of the Rail sector strategy. andbull; Development and subsequent management of business planning budgets. andbull; Management of staf.cost alignment. andbull; Development and management of rail Sector Key Performance Indicators. andbull; Reviewing and assessing any potential to develop strategic partnerships with clients and specialists in the rail sector. Risk Management andbull; Assessing the risks to the business of any new rail sector opportunities. andbull; Coaching staff on best practices for managing contract issues and handling rail sector business. andbull; Be up-to-date with rail sector standards and governance. Projectsandrsquo; Management andbull; Establish and deliver project margin expectations. andbull; Deliver project cash flow expectations. andbull; Assisted by your line manager, take ownership of project profitcapability andbull; Support the delivery team in key commercial obligations, risks and mitigating actions andbull; Manage monthly financial accounting process for the rail sector andbull; Encourage project engineers to achieve a high-level delivery management and performance. andbull; Work with your line manager to accurately forecast staffing requirements and costs andbull; Manage the billing process seeing that accurate forecasting and invoicing occurs andbull; Provide accurate and up to date turnover and profit projections for all projects. Liaise with your line manager and group accounts where necessary and resolve any WIP issues monthly. andbull; Take ownership of clients site based QS contacts and managed invoicing and cash collection accordingly. andbull; Attend client meetings as needed. andbull; Ensure all project deadlines are met. andbull; Resolve issues with contracts and commercial operations. andbull; Provide supporting information for the monthly board report. andbull; Collating and analysing business data pertaining to the rail sector activities. andbull; See that feesandrsquo; status and monthly draw down schedules are routinely updated in Rapport. andbull; See that variations are accurately tracked and costs recovered andbull; Facilitate all invoicing for all services or disciplines provideed on time. andbull; Manage outstanding sales ledger debtors (45 days maximum target). Marketing, Business Development and Winning Work andbull; Developing and maintaining an excellent understanding of the key audience in the rail sector to ensure that their needs are being met and that their business is retained. andbull; Working closely with your line manager to manage key customers (existing and new), thereby improving turnover and profitcapability. andbull; Assist in undertaking market research and analysis and producing business plan.recommendations (including all associated costs and forecasted revenue for the business), to ensure that all business development opportunities in the rail sector (new products, services and markets) are optimised. andbull; Ensuring that regular reviews are carried out with customers, to ensure that their needs are being met and that excellent customer service is achieved and, developing future for the customers. andbull; Representing the company externally e.g. at networking events, conferences and exhibitions to enhance and strengthen the companyandrsquo;s profile and optimise all business development opportunities. andbull; Take ownership for the negotiation of contracts, warranties and the like. andbull; Working with your line manager in developing project fees and assessing commercial vicapability of rail sector opportunities. andbull; Progress all sales opportunities. andbull; Support presentations for new projects andbull; Support through delivery, decisions made by the board in addressing new strategies concerning the rail sector. andbull; Assist in Marketing and Corporate events. andbull; Assist other Directors in Sales and Marketing as needed. andbull; Pursue sales leads generated by others. andbull; Develop sales contacts to expand marketing base of the company Miscellaneous andbull; Promote and manage staff engagement in the development of the rail sector and implementation of company systems. andbull; Undertake staff appraisals for direct reports and promote CPD activities. andbull; Assist the directors in maintaining discipline and performance of all staff andbull; Understanding the value drivers of the business and identifying profit making commercial opportunities to grow revenue and market share in the rail sector. andbull; Provide positive and effective management and set an example to other members of the team. andbull; Communicating with all major stakeholders (internal and external) to achieve business objectives. andbull; Ensuring good relations and communications with all members of the team and responding politely and in a timely fashion to internal and external customers. andbull; Working with all members of staff to maintain and develop the positive progressive culture within the company. andbull; Structure training and succession of the teams to enhance performance and ensure future engineering expertise in the company. andbull; Support the directors in running the company and assist in commercial quality management. andbull; Subject to approval, interview and recruit new team members. andbull; Develop standard in-house rail sector documents and guides. andbull; Support to team members in all fields including and not limited to; sales, project profitcapability, resource control, problem solving. andbull; Sign off timesheets and expenses of direct reports andbull; Authorise holiday requests of direct reports andbull; Maintain systems to see that Quality Management System ISO 9001 and 14001 are implemented. PERSON SPECIFICATION ATTRIBUTES ESSENTIAL Education and Qualifications CEng. Or, BEng Mechanical Engineering with Building Services an.or; MEng Electronic and Electrical Engineering with Building Services. Considerable experience will be sought to demonstrate project management skills. Additional Modules Considered Useful:
Construction Contract Law, Construction Project Management, Building Services Engineering, Environmental System Design, Lighting Design, Energy in Buildings, Time Management and Presentation courses. Member of CIBSE, ASHRAE or equivalent professional qualifications an advantage. Experience 15 yearsandrsquo; experience within the rail Sector and Project Management in a building service orientated business. Worked within company Quality and Environmental policies and procedures. IT Literate andndash; MS Office package. Special Aptitudes A strong communicator with a direct and open style.
